The Home Buyers' Plan

Government of Canada

  • The Home Buyers' Plan (HBP) is a federal program that allows first-time homebuyers to withdraw from their registered retirement savings plan (RRSP) to buy or build a qualifying home.

  • You have up to 15 years to repay the amounts withdrawn from your RRSP starting in the second year after you made your first withdrawal.

    This will change to allow the start of repayments up to five years after the first withdrawal (12/31/22 to 12/31/25) on April 16, 2024.

  • The current limit on this program is $35,000. As of April 16, 2024 the amount will increase to $60,000

  • Some of the types of homes that qualify are the following:
    • single-family homes
    • semi-detached homes
    • townhouses
    • condo apartments and townhouses

  • A first-time home buyer generally is defined as someone who has not owned (nor their spouse or common law spouse) or jointly-owned a home in the current year or previous 4 calendar years.

First Home Savings Account

Government of Canada

  • The First Home Savings Account (FHSA) is a registered plan which allows first-time home buyers to save to buy or build a home.

  • Your contributions to the FHSA are tax-deductible, up to $40,000 (lifetime).

Longer Amortizations

Government of Canada

  • Insured mortgages for first-time homebuyers purchasing newly built homes will be allowed to be amortized up to 30 years.

  • This rule starts August 1, 2024.

Land Transfer Tax Rebate

Government of Ontario, City of Toronto

  • Both the province and City of Toronto offer land transfer tax (LTT) rebates up to $4,000 (Ontario) and $4,475 (Toronto) for first-time homebuyers.

  • In Toronto, the purchaser must be a Canadian citizen or permanent resident.

30 Year Mortgage

Government of Canada

  • First-time buyers of a newly constructed home can get a 30 year amortization a high-ratio mortgage (80%+ loan amount of home price).

The buyer must meet one of the following criteria:

  • They have never purchased a home before
  • They cannot have occupied a home as a principle residence that they or their current spouse/common-law partner owned
  • They recently had a breakup of a marraige or common-law partnership

You'll be in a new home in no time!

The Meet

We'll meet and discuss the type of home you are looking for, including style, budget, and location. Well go over any expectations and questions you may have and review any buyer's agent agreements.

The Fun Part

We'll start checking out places that you can see yourself living in, book private showings or visit some open houses! As we get a feel for different places we can adjust your needs and wants list accordingly. I'll also set you up with automatic updates of new listings that hit the market that match what you are looking for.

The sale

After finding the right home it's time to discuss the terms of your offer. I will prepare the necessary paperwork and present the offer to the sellers and negotiate any counteroffers on your behalf. My goal is to get you into your new home with a fair price in a stress free and efficient manner.
