It's no secret that the real estate market has been strong recently. You may be surprised, however, that some neighbourhoods in Oshawa have drastically better results than others. The following results are from the fourth quarter of 2015 (October through December) as compared to the same period in 2014 for detached homes.
The number one area in Oshawa was Windfields, which is north of Taunton Road, south of Winchester Road, and covers the areas east and west of Simcoe Street. The average gain here was an astounding 36.6%, with the average price in Q4 of 2015 being $535,641. In Q4 of 2014 the average price was just $392,000.
In second was Centennial, which is north of Rossland Road, south of Taunton Road, east of Wilson Road and west of the Oshawa Airport. The average increase here was 24.2%, with the average home selling for $444,040 in Q4 2015 versus $357,493 in Q4 2014.
In third was Donevan, located north of the 401, south of King Street, east of Wilson Road and west of Townline Road. With an average increase of 19.3%, the average price was $351,357 in Q4 2015 over an average of $294,418 in Q4 2014.
Fourth place went to Taunton, which is north of Taunton Road, south of Winchester Road, east of Wilson Road and west of Townline. Prices here jumped 19.2% with an average selling price of $555,278 in Q4 2015 and $465,882 in Q4 2014.
Pinecrest and Eastdale +17.2%
Fifth place was a virtual tie between Pinecrest and Eastdate. Pinecrest is south of Taunton Road, north of Rossland Road, east of Wilson Road, and west of Townline Road. Eastdale is just below, south of Rossland Road, north of King Street, east of Wilson Road and west of Townline Road.
In Pinecrest, the average gain was 17.2%, with a Q4 2015 price of $447,833 over Q4 2014 $382,154. In Eastdale the Q4 2015 price was $422,639 and the Q4 price was $360,654.
Some neighbourhoods performed well under these ones, with one even showing a decline since 2014.

The information provided here is for detached properties, in the fourth quarter (October through December) of 2015 as compared to the same period of 2014. Areas not reflected above did not have enough volume in one of the sales periods to provide a comparison.
