February, 2013 sales figures have just been released by the Toronto Real Estate Board, and Durham Region continues to outpace the Greater Toronto Area in terms of year over year price gains. Overall, Durham Region showed a year-over-year price increase of 5.62%, compared to 2.07% in the City of Toronto and 3.17% for the entire Toronto Real Estate Board. Sales of detached, single family homes showed an increase of 5.65% in Durham Region. In Toronto, the increase was 2.24%. Whitby rose 4.96%, Oshawa was up 9.06%, and Scugog an exceptional 10.93% increase! Other areas: Ajax +3.55%, Brock -0.41%, Clarington +4.12%, Pickering +6.13%, Uxbridge +1.34%, York Region +4.01%. Condominium prices rose in both Durham Region, by 11.87%, and in Toronto, by 0.96% and 1.26% for the entire GTA. Other areas: Ajax +12.12%, Pickering +15.74%, Oshawa +5.56%, Whitby +9.81%. Sales volume in February has fallen across the board. In the 416 area, volume was down by 16.9% over 2012. The 905 are showed a decrease of 15.8%. Inventory is still very low in many areas, providing somewhat of a seller's market, at least for now. This may be contributing to the lower volume statistics.
