The Durham Region real estate market transitioned into the summer market in June, with steady results in both price and volume. Volume levels did drop from May, as is typical in the seasonal cycle. Pricing, on the other hand, was virtually flat or up in many areas, contradicting the normal pattern.

Unlike the weather, real estate sales in Durham Region came in like a lion, and stayed that way. Sales volumes jumped 43.4% over February. Even with that jump in volume, active listings managed to also spike higher, keeping prices somewhat in check.

February continued January's sharp increase in Durham Region real estate activity. Sales volumes were well up in most areas versus January, and inventory is still relatively low. Prices are holding at seasonal lows, but I anticipate that will change in March, as the weather improves and buyers get out in full force.
