The Durham Region real estate market carried momentum from March's strong performance forward into April, with another impressive showing. Sales volume was up sharply, while average selling prices were up slightly over March (with the exception of detached homes, which dropped by 1.4%).

Unlike the weather, real estate sales in Durham Region came in like a lion, and stayed that way. Sales volumes jumped 43.4% over February. Even with that jump in volume, active listings managed to also spike higher, keeping prices somewhat in check.

February continued January's sharp increase in Durham Region real estate activity. Sales volumes were well up in most areas versus January, and inventory is still relatively low. Prices are holding at seasonal lows, but I anticipate that will change in March, as the weather improves and buyers get out in full force.
