April, 2013 sales figures have just been released by the Toronto Real Estate Board, and Durham Region continues to show good price increases year over year versus the rest of the TREB market. Sales volume is also up in the 905 area over last year. Durham region demonstrated a year-over-year composite (for all property types) price increase of 5.85%, compared to 1.42% in the City of Toronto and 2.87% for the entire Toronto Real Estate Board. Sales of detached, single family homes showed an increase of 5.94% in Durham Region. In Toronto, the increase was 1.58%. Whitby rose 5.24%, Oshawa was up 6.48%, and Scugog an impressive 9.93% increase! Other areas: Ajax +6.85%, Brock +3.03%, Clarington +7.79%, Pickering +3.15%, Uxbridge +4.48%, York Region +3.56%. Sales of attached, single family homes showed an increase of 7.00% in Durham Region. In Toronto, the increase was 2.57%. Whitby rose 7.19%, Oshawa +7.77%, and Scugog +6.26%. Other areas: Ajax +5.55%, Brock +4.60%, Clarington +10.34%, Pickering +4.64%, Uxbridge +5.75%, York Region +3.58%. Sales of townhouses increased 5.46% in Durham Region. In Toronto, the increase was 1.52%. Whitby was up 9.01% and Oshawa +0.83%. Other areas: Ajax +9.18%, Clarington -2.38%, Pickering +8.48%, York Region +3.63%. Condominium (apartment) prices rose in both Durham Region, by 6.61%, and in Toronto, by 0.67% and +0.89% for the entire GTA. Other areas: Ajax +7.10%, Pickering +10.49%, Oshawa +0.08%, Whitby +3.83%, Clarington +4.08%, York Region+0.27%. Sales volume in April has fallen across the board. Overall sales are down 2.1%.
